Tips on how to increase the value of your property

Property investment takes large amounts of financial resources and is quite often a long term plan. Like any business investment, increasing the value of a property you have invested in should be a priority, especially if you have plans of selling the property later. Here are some tips on how best you can increase the value of your property.

Security

Everyone wants to live and invest in a secure home. There are a number of inexpensive protective measures you can take to upgrade the security and value of your home. Simple security measures like upgrading wooden doors to steel doors, installing window shades to prevent intruders seeing the interior and deadbolts on the doors all go a long way in increasing value. Security cameras and motion sensor lights for those with extra budgets would all be added value.

Home energy consumption

With escalating electricity and energy costs in the country, going green would really enhance the value of your home. Going green simply means placing more emphasis on environmentally friendly features. These features could be in form of energy efficient lightning which consume less energy, energy efficient geysers and even installing an energy efficient pump system.

Landscaping

Landscaping is all about making that first good impression on potential home buyers right from the street or entrance. A well-designed landscape, green lawn, beautiful trees and maintained walkways will make it more aesthetically pleasing and could boost your resale value. In the same way that good landscaping can attract buyers to your property, bad landscaping or an unkempt yard can turn them away.

Floors matter

Floors do really matter when it comes to increasing the value of your home. Quick tips in this regard include the fact that the layout must be consistent, whether its tiles or wood. Hard surfaces are better than carpeting and if a carpet must stay, keep it in the bedroom. As a safety and beauty measure, don’t let different floor types meet in high traffic areas.

Parking space is a big deal and can be a deal breaker for many home buyers. Property research shows that creating or adding a secure sparking space around your property increases the value of the property by up to 5%.

Create space

Knock out a non-structural wall, or even remove that kitchen island. Anything that opens the space and creates a sense of flow in the house generates a response from buyers who can afford to be choosy.

Walls and painting

You can never underestimate the amount of value a coat of paint can add to your property. A new coat of paint is bound to give your property a better feel and look. Use quality paint and try as much as possible to paint in soft, light and neutral colours to create the illusion of space. Pay attention to detail and repaint anything that is looking tired including walls, kitchen cupboards, gates etc.
